A historically significant building built in 1857 as warehouse space for nearby Quincy Market, Mercantile Wharf is located in Boston’s Little Italy neighborhood. The property is a mix of 120 apartments of low, moderate and market-rate rentals and also includes a number of retail establishments that serve tenants and the surrounding neighborhood.

Due to state regulatory restrictions, both the Limited and General Partners were not able to generate any distributions for years and likely would not have seen any for quite some time. LP Solutions Fund and its investor group developed a creative sales structure to generate attractive exit proceeds for the Partners’ interests.
